Rental Property Investment in Africa: Calculating Your Returns

The Appeal of Rental Property in Africa

Property investment remains one of the most popular wealth-building strategies across Africa. With growing urbanisation, increasing demand for housing, and limited supply in major cities, rental properties can provide both income and capital appreciation.

But not every property is a good investment. Understanding rental yield helps you separate emotional decisions from smart financial ones.

Understanding Rental Yield

Gross Rental Yield

Gross yield is the simplest measure: annual rental income divided by property value, expressed as a percentage.

Formula: (Monthly Rent × 12) ÷ Property Value × 100

Net Rental Yield

Net yield accounts for expenses — the real measure of your return.

Formula: (Annual Rent − Annual Expenses) ÷ Property Value × 100

Expenses include: rates, levies, insurance, maintenance, property management fees, vacancy allowance, and bond interest.

What's a Good Yield?

By Country

  • South Africa: 5-8% gross in major metros, higher in smaller towns
  • Kenya: 5-7% in Nairobi, higher in satellite towns
  • Nigeria: 5-10% in Lagos, varies widely by area
  • Ghana: 7-12% in Accra, driven by expatriate demand
  • Tanzania: 6-9% in Dar es Salaam

By Property Type

  • Apartments/flats: Generally higher yield, lower capital growth
  • Houses: Lower yield, better capital growth potential
  • Student accommodation: Highest yield but more management-intensive
  • Commercial: Highest yield but longest vacancies

Hidden Costs to Account For

Many new investors underestimate costs:

  • Vacancy periods — Budget for 1-2 months per year without a tenant
  • Maintenance — Allocate 1-2% of property value annually
  • Property management — 8-12% of monthly rent if using an agent
  • Insurance — Building and landlord insurance
  • Rates and levies — Can increase annually

Financing Your Investment

If you're financing with a bond, your net yield after interest payments may be much lower. Use our Bond Calculator to understand the full cost.
